PROPERTY LAWYER - DAVENTRY, MILTON KEYNES OR LONDON

ROLE SUMMARY

A Property Lawyer in our Simply Team is a highly coveted role.  We are a professional group of highly technical conveyancers offering a premium client service, and are looking to recruit a like-minded individual who can join our team to enhance this position.

We have a strong culture that we are proud of and want to protect, and as such your values will be of equal importance to us during the selection process.  We use technology extensively to make all our lives a bit easier – and so you need to be able to pick this up fairly quickly. 

As a Property Lawyer in the Simply Team you will manage your own caseload and your own time / conveyancing tasks. Your caseload mix will be matched to your skills & experience, and we encourage all our colleagues to take advantage of the training and development available to enhance your skillset and progress to more technical cases and higher job levels. 

A professional support group will manage all the initial administration of contracts and case management set up, before the client is introduced to you; their Property Lawyer.  Legal Assistants are available (if preferred) to provide support you during the case. After agreeing a successful Exchange, the case is then handed back to our support teams, this time a Post Exchange team and then a Post Completion team.

RESPONSIBILITIES

To represent Simply Conveyancing and exhibit all of our core values whilst at work: Trust, Support, Hard Work, Client Centricity and Fun.

Responsible for representing clients though the residential property sales & purchase conveyancing transaction, whilst also spending the time and effort to support them as their trusted partner.

The transaction type you will be managing will be determined by your current technical proficiency, and you are responsible for pushing yourself to try more complex case types, with full knowledge that you are surrounded by teams of experts all willing to support and coach.

Become a coach, mentor and advisor to those who are seeking to learn themselves.  Either to junior Property Lawyers or Legal Assistants who are looking to develop themselves in a new career.

PROPERTY LAWYER - PART TIME

ROLE SUMMARY

At Simply we’re serious about attracting the best talent – and sometimes that talent can’t do 9-5. If you’re someone who can’t commit to a full time schedule but still have plenty to offer in terms of technical expertise, this is for you.  If you need to do the school run, or only have 3 days a week to give to work, look no further! You’ll be assisting fee earners with technical conveyancing work but not carrying a caseload.  We’re flexible to location, whether you’d want to work from one of our offices or your own (remote)!

As a part time Property Lawyer in the Simply Team you will assist lawyers with their caseload and conveyancing tasks. OPERATIONS TEAM LEADER - REGISTRATIONS

LOCATION: DAVENTRY, NORTHAMPTONSHIRE

ROLE SUMMARY

A new position has become available for experienced Team Leader to become one of us and join our Registrations Team. You will be working with colleagues that take care of each other, promoting the vision and culture of Simply Conveyancing.

KEY RESPONSIBILITIES

You’ll be responsible for ensuring team performance to key targets in productivity and quality whilst at the same time assisting the team with queries and referring to other colleagues where appropriate.

 As Operations team leader you’ll be tasked with monitoring compliance with regulatory rules and any areas of risk and also allocating daily tasks and monitoring workloads within the team. Being operational position, you’ll be responsible for line management enthusiastic legal experts within the team

PERSONAL SPECIFICATION

  • Experienced in managing a team and getting the best out of each individual
  • Capable of implementing process improvements to improve throughput and productivity
  • Ability to work closely with our Technology team to implement systems changes.
  • Leads by example with a positive outlook and a can do attitude to help the wider organisation meet its goals, which include growth and building a brand acknowledged as being technically the best in the industry.
  • Working with data and analytics to aid decision making
  • Compliance/audit background or alternative experience demonstrating need for thorough attention to detail
  • Understanding of Conveyancing Registration process whilst desirable is not essential as training will be provided

POST EXCHANGE ADMINISTRATOR

LOCATION: DAVENTRY, NORTHAMPTONSHIRE

ROLE SUMMARY

The Post Exchange Administrator is responsible conveyancing files from the moment that contracts exchange. You’ll set up Purchase and Sale Freehold completion packs, Leasehold Purchase and Sale completion packs, ensuring all packs are 100% accurate.  All Purchase files sent to the Post Completion team on completion day.

KEY RESPONSIBILITIES

  • To create and prioritize completion packs for all property transactions, Freehold sale and purchase, Leasehold Sale and Purchase, New Build and ABS.
  • Ensure all relevant documentation is captured in the completion pack and chase up any missing paperwork through phone and email (to include mortgage advances, Mortgage Redemption Statements, Estate Agents Invoices, notices of transfers, management company fee statements)
  • Send completion letters to Mortgage Lenders, Estate Agents, Clients
  • Send completion letters for leasehold packs including notice of transfer and management fees
  • Ensure the completion statement is checked and inaccurate data rectified immediately by contacting relevant parties including the inhouse property lawyers
  • Check and send the final draft completion packs to the legal cashiers to ensure payment deadlines can be met
  • Check and send Agent invoices to the legal cashiers to ensure payment deadlines can be met
  • Work with the Client Finance Manager to ensure work is prioritised on a daily basis so that all deadlines can be met within Service Level Agreements
  • Be proactive and deal with any completion day issues, for example monies not received by the other lawyer (OL), Mortgage advances not received, client not receiving proceeds, balances not being received from clients

PERSONAL SPECIFICATION

  • Ability to deal with tight deadlines in a dynamic workplace

  • Excellent telephone manner and ability to remain calm in a crisis

LEGAL CASHIER

LOCATION: DAVENTRY, NORTHAMPTONSHIRE

ROLE SUMMARY

Our Legal Cashiers are completion experts and are highly skilled in ensuring transactions are dealt with efficiently and in a timely manner, communicating with our lawyers on all aspects of client ledgers alongside all other duties with client accounting.

RESPONSIBILITIES

  • Dealing with client accounting and adhering to CLC Accounts Code
  • Checking bank statements and posting onto ledgers
  • Posting monies in and out on client ledgers
  • Processing Bacs & Chaps payments
  • Dealing with Cheques in and out
  • Cancelling cheques
  • Balancing completion statements and dealing with completions daily
  • Sending final invoicing to clients
  • Submitting Stamp Duty Returns to HMRC/WRA and payments to HMRC/WRA
  • Dealing with queries from other departments in the business
  • Purchase ledger
  • Aged Balances
  • Any adhoc duties

PERSONAL SPECIFICATION

  • Experience in a similar role is essential
  • Knowledge of CLC Codes
  • High attention to detail
  • Understands process driven working methods
  • Coach and mentor others

LEGAL SUPPORT ADMINISTRATOR

LOCATION: DAVENTRY, NORTHAMPTONSHIRE

ABOUT THE TEAM

To be the interface between the Sales Team and Property Lawyers, ensuring all new sales instructions are correctly loaded onto the Case Management System; creating new property transaction files and thereafter providing administration support to Property Lawyers and other teams within the company.

KEY RESPONSIBILITIES

  • To create new case files on the Case Management System (Legal Enterprise)
  • Send clients documentation to ensure the transaction can commence
  • Input third party details on the Case Management System ensuring 100% accuracy at all times
  • Issue draft contracts
  • Chase mortgage lenders for redemption statements
  • Chase ‘other sides’ solicitor details and input accordingly
  • Run the ‘lawyer checker’ tool to comply with money laundering rules
  • Obtain land registry documentation to enable draft contracts to be issued and to enable searches to be ordered
  • Manage the various inboxes and deal with enquiries in a timely manner
  • Ensure that paperwork for the London and Milton Keynes’ offices are filed correctly and maintained
  • To answer calls for the company and ensure that they are put through correctly to the right person and dealt with in a professional manner
  • Log all of the legal teams’ post
  • Do print requests for ‘original documents’ for our London and Milton Keynes’ offices, for example: original contracts, land registry documents, guarantees etc.
Post Room Key Responsibilities
  • To open all of the post for the company, organise the post into legal teams, scan the post and upload the post onto the case management system
Simply Green Energy Services
  • To arrange Energy Performance Certificates for clients on behalf of Estate Agents by taking payments from the client and arranging for an energy assessor to visit the property
